Foundation Cracks: Cosmetic or Structural?

Foundation cracks can cause understandable concern — but not all cracks signal structural failure.

Hairline vertical cracks in poured concrete foundations are often related to normal curing and shrinkage. Horizontal cracks, stair-step cracks in masonry, or cracks accompanied by bowing walls may indicate structural pressure concerns.

In New Hampshire, freeze-thaw cycles contribute to soil expansion and contraction, increasing stress on foundation walls. Proper drainage and grading play a critical role in preventing movement.

During an inspection, we evaluate crack size, direction, displacement, moisture presence, and surrounding conditions. When necessary, we may recommend further evaluation by a licensed structural engineer.
